Cracked but stable
A narrow crack in a slab that remains level and drains may not justify immediate full replacement. A local repair can reduce water entry or remove a sharp edge, though the repair is likely to remain visible and the crack may continue to move.
Slabs at different elevations
When neighbouring panels sit at different heights, the supporting conditions have changed or one section has moved. Filling only the crack cannot bring the surfaces back into alignment. The transition may also hold water or create a trip edge.
Surface deterioration
Scaling and widespread loss of the finished surface need to be separated from structural movement. Local damage may be repairable; broad deterioration across a slab can make patches increasingly visible and short-lived.
Drainage problems
A low area that repeatedly collects water is a shape problem as much as a surface problem. Coatings and crack fillers do not change the elevation. Replacement can create an opportunity to reset the profile, provided fixed edges leave enough room for a workable slope.
Demolition and underlying conditions
Concrete is broken, removed and disposed of before the support below can be fully seen. Soft spots, disturbed trenches or inconsistent fill are addressed according to what is exposed. This is why an exact below-slab scope can be difficult to establish from the surface alone.
Rebuilding the surface
The new work begins with corrected support, forms and elevations. Connections to concrete left in place are planned deliberately, with the understanding that new colour and texture will not perfectly reproduce years of weathering.
